The proposals are for the high quality residential development of the site. The proposed development comprises of 10 detached new dwellings. The proposed new homes are complemented by open space and landscaping.

The proposed new development would complete Preston Road by fronting dwellings onto the street from the north-west, to match the south-east. The proposed dwellings are designed in a traditional linear street pattern with the intention of completing the built environment of the street. Vehicle and pedestrian access to the new dwellings would be taken from a single access point, currently a field access, to be upgraded to the required residential standard.

Green space forms a key element of the site layout, with a substantial native tree belt to be created enclosing the north-west of the site. The new woodland planting will both screen views and deliver new habitat for native species of wildlife. The woodland belt would serve as a ‘wildlife corridor’ and extension to established habitats at Duns Law and Duns Castle Nature Reserve.

The site extends to 2.48 ha and represents available land in a sustainable location for new housing. The site lies approximately 700 metres from the centre of Duns which amounts to a walk of 10 minutes.
